Serving Raleigh and the Surrounding Triangle Market
Raleigh is the anchor of the Triangle — North Carolina's capital, and one of the most active real estate markets in the state.
Raleigh Isn't One Market — It's Dozens
The median sale price sits around $425,000 citywide, but that number hides enormous variation by neighborhood. Homes in Five Points range from the $250,000s to well over $1 million, while historic Oakwood carries a median price near $1 million.
Raleigh isn't one market — it's dozens of micro-markets under the same city name, and knowing the difference is the job. A citywide median tells you almost nothing about what a specific home in a specific neighborhood is actually worth. That takes local, block-by-block knowledge.
A Recent Case Study: Finding the Value Others Missed
We just closed a sale in this area that shows what the right strategy can do.
The sellers had originally considered listing their home themselves, at a number well below what we believed it was worth. We asked for the chance to meet with them, walked the property, and helped them understand what it had going for it that a quick online estimate wouldn't capture.
We ended up listing the home for $150,000 more than they had originally planned to ask — and it sold for $25,000 over that asking price.
Online estimators like Zillow can be a starting point, but they don't know what's been updated, what's original, or what buyers in that specific pocket of the market are actually paying for. Walking the home and understanding its real story is what finds the extra value.
Schools Play a Major Role in Where Families Buy
Wake County Schools is one of the largest school districts in the state, with well-regarded magnet programs — Enloe's International Baccalaureate program and Broughton's Global Studies and Language Immersion program among them.
For many families relocating to or within the Triangle, school assignment is one of the first questions on the table, and it consistently plays a major role in where they choose to buy.
Major Employers Are Fueling Demand
Employers are pouring into the area. Research Triangle Park is home to Apple's new $1 billion campus, along with Google's expanding engineering presence, IBM, Cisco, and Red Hat, among many others.
That growth is a significant driver of demand across the Raleigh and Triangle housing market — and it's a trend that shows no signs of slowing down.
Whichever Direction You're Moving
Some of our clients are longtime Raleigh-area homeowners sitting on significant equity, ready to trade up or move toward more space in the surrounding counties. Others are relocating into the Raleigh area for the first time and need someone who understands how different this market looks block by block, county by county.
Wherever you fall on that spectrum, the strategy has to match the situation — there's no one-size-fits-all approach in a market this varied.
